ECASD Encourages Home Buyers to Consider Electrical Inspections Before Purchasing
The Electrical Contractors Association of San Diego (ECASD) is encouraging home buyers to consider having electrical inspections first before finalizing the purchase of their new property. ECASD President James Jacobson says electrical inspections help home buyers determine issues in the house they are eyeing to buy, and helps them decide on how much they would offer to buy the said property. “When a licensed electrician performs an electrical inspection, he gets to know about the existing issues that may need repair, maintenance work or upgrade, which will ultimately affect how much a property should be bought. Moreover, it assures the home buyer their home safety that the electrical fixtures in the home that they are buying are up to the government’s safety code,” Jacobson explains. He adds, while a home inspector can somehow check for possible electrical problems inside the home, a licensed electrician can give it an in-depth look that will educate the home buyer about the current condition of that home electrical system. Home improvement website The Spruce also emphasized this in one of their posts.
“You could have the county or city inspector take a look, or you could find an electrical contractor to help you with the task. Make sure that the home is up to date and safety standards as required by the National Electrical Code. You should have an electrical service that is large enough to supply the home and have room for future expansion. The wiring should be grounded and in good working order. The switches and outlets should be inspected to ensure they are in good working order and of the right type.”

UK-Based charity Electrical Safety First said that in the United Kingdom, many new homeowners struggled to discover the electrical issues in their home, as most of them did not care to have a licensed electrician check the electrical systems of the home prior to buying the house. Independent Electrical Contractors Association:
“Research carried out by Electrical Safety First found that only 37% of buyers had the electrics checked before purchase. One in five believed that electrical checks were included in the recommended home survey report and just under half were unaware that checks were needed at all. Over a third of home buyers then went on to discover electrical problems that they were not aware of before purchase - something that could easily be avoided by getting a registered electrician to inspect the electrics and issue an Electrical Installation Condition Report.”
